Earthquake damage is not covered by a standard homeowners policy. For a region that lived through Northridge in 1994, that's worth repeating. Homeowners in Northridge, Van Nuys, and throughout the Valley have options through the California Earthquake Authority or private carriers, each with different deductible structures and coverage for contents, loss of use, and code upgrades. We'll show you the tradeoffs so you can make an informed choice.

Not all water damage is treated the same. A sudden pipe burst is typically handled very differently than long-term seepage, sewer backup, or flooding. Some of these gaps can be addressed with endorsements or separate policies. We'd rather explain that now than after a claim.

When Standard Carriers Say No, We Keep Working

Some Valley properties simply won't fit standard-market appetite in a given year. That doesn't mean you're out of options. Depending on the situation, that may mean surplus lines carriers, a FAIR Plan policy paired with a difference-in-conditions policy to fill the sizable gaps, or a package that combines coverage differently than you expected.

These structures require careful assembly — a FAIR Plan policy alone leaves out things many homeowners assume are included, like liability and theft. Building that combination correctly is exactly the kind of work 41 years teaches you to do well.

Bundling, Reviews, and Staying Ahead of Renewals

We also look at the whole picture: auto, umbrella liability, landlord policies on Valley rentals, and business coverage for the many home-based businesses across Sherman Oaks, Studio City, and Woodland Hills. Bundling can improve both pricing and carrier flexibility, and an umbrella policy is often more affordable than homeowners expect relative to the protection it adds.
